If you're leasing your residence in the Las Vegas area, you owe it to yourself to lease from a licensed professional management company like ERA Sunbelt Property Management. Yes, we do have minimum qualifying standards to lease our properties, but we don't expect perfection. If your history shows you to be someone who is responsible and generally meets your important obligations, we would like to have you as a resident and we think you'll like working with us.

How to Apply

You can either select a specific property first, or apply for qualification as a Sunbelt resident and choose a property at a later time (pre-qualify). You can visit the "For Lease" page and browse through the listings there, and then call us to schedule showing. The application form is here on the website, or if you don't have a printer available we can fax it to you or you can pick it up at our office.

Submit a completed application for each adult occupant, and an application fee for each person who will be a signer on the lease. $50 covers the first two lessees, $35 for each lessee more than two.

Special Circumstances

If you cannot get to the office, or if you wish to use a credit card for the Application Fee, you can pay the fee through this website. We CANNOT accept the application forms electronically, however, as we are required to have your original signiture as authority to process the application. However, we CAN accept the hand-signed form via fax (702-364-9603). Download the form here, and submit the application fee here.

To use the online payment option you must be logged in to the website. You can register for free if you do not already have an account.

How we Handle Applications

Please note our policy on "priority" of applications (we've heard of some horror stories about this!). We consider applications strictly in the order received; that is, first-come, first considered. So if another application comes in after we receive yours, they get in line behind you until we've completed our approval and you have accepted the property. You will never pony up an application fee to us and then be told that the property was leased to a preferred family. If we have an application pending, you may submt a "back-up" application which will be considered next in the event the original application is disapproved or withdrawn. If the original applicant takes the property, we will return your application fee in full.

 Shopping Tips    

Relocating is a major life event, and you certainly want to be prepared. But shopping for your home too far in advance of your move will likely prove to be fruitless and frustrating.

While it is true that there are a record number of single-family homes and condos offered for lease in the Valley right now, there is still a steady stream of families moving to the Valley. So what we observe is that the better properties tend to be taken after a short time on the market, typically 30 days or less, while the ones that remain listed for a long time are often the less desirable ones.

Accordingly, landlords of the better properties here are generally unwilling to "hold" the home vacant for an extended period. It is unlikely that you will be able to lock down a good property very far in advance of your scheduled move unless you are willing to start paying rent after 30 days or so.

To be sure your searching time is well spent and you still have your lease home committed in plenty of time, we recommend the following schedule:

  • 3 months ahead:  scan the web to get the "lay of the land" and an idea of the types of properties that exist in the area you'll be moving to. Decide on the features you need, the features you would like to have, and your "non-negotiables" so you can refine your search.
  • 6-8 weeks ahead:  start your search in earnest. Most relocation websites allow you to search using parameters, such as Zip Code, number of bedrooms, garage, pool, etc.  If possible, make a trip to view your most likely prospects. If you find one you must have but it’s still more than 30 days from moving day, ask to apply anyway and get an agreement (in writing!) to extend the holding period. The “30 days” is not a hard and fast rule, and a landlord may be willing to wait a week or two beyond that to get a good tenant.
  • 3 weeks ahead: If you don’t have a contract by this time, you need to pull out all the stops and get something nailed down that you like and will work for your family. You don’t want to be in the position of being “stuck” in a year’s lease in an unsuitable property.
